The village stands on the River Axe about 1 mile north of where the river now flows through the harbour out into Lyme Bay. Above Axmouth is the Iron Age hill fort on Hawkesdown Hill, probably built by the ancient British tribe, the Durotriges.
Axmouth Caravan Site – Rules & Information
1. Pitches are for personal use only – strictly no sub-letting is allowed. A seasonal pitch is for one named pitch holder (and their household). Pitches cannot be shared between different households or used as a “time-share” (e.g. parents using it off season and adult children using it in summer). The pitch must be kept in the pitch holder’s name - adding another name to “swap usage” is not permitted.
2. Seasonal pitches run 15th March to 15th October and are non-transferable. If you wish to give up your pitch, your caravan must be removed from the site and cannot be sold on-pitch to a third party.
3. Refunds: If you vacate your pitch before 1st June, you may reclaim 25% of your seasonal pitch fee. After this date, no refunds will be given under any circumstances.
4. End of season: All caravans must be removed from the site by 15th October at the latest (unless otherwise agreed).
5. Maximum occupation: Seasonal pitches may only be used for up to 28 consecutive days, with at least one night unoccupied between stays, to ensure the site is not deemed “residential.”
6. Appliances: No electric heaters, refrigerators, freezers or other high-powered appliances may be used in awnings or connected directly to the hook-up.
7. Electric Hook-Up Usage: Each pitch is limited to one electric hook-up connection only. The use of splitters, double adapters, or additional connections is not permitted. Electric hook-ups must be disconnected when caravans are unattended for extended periods.
8. Windbreaks: Please take down windbreaks if away for over a week, to allow grass cutting.
9. Noise: Excessive noise or disturbance after 11:00pm will not be tolerated.
10. Children must be supervised by a responsible adult at all times.
11. Dogs must be kept on leads at all times, under control, and any fouling must be cleared up immediately.
12. Vehicles: One car per pitch as standard. Any additional cars/visitors’ cars are by arrangement only and must not block roadways or other pitches.
13. Electric Vehicle Charging: Charging of electric vehicles is strictly prohibited from campsite electric hook-ups. These supplies are not designed for EV charging and doing so may cause damage or safety issues.
14. Speed limit: Please observe a maximum speed of 5mph on site.
15. Visitors: All day visitors must be signed in at reception and leave by 10:30pm. Friends and family are welcome as visitors/guests, but the pitch holder is responsible for them and for their behaviour on the pitch.
16. Waste disposal: Rubbish must be placed in the bins provided. No fly tipping. Large items (furniture, BBQs, etc) must not be left on site.
17. BBQ’s & fire safety: Only raised BBQ’s are permitted. No open ground fires. BBQ’s must be attended at all times and fully extinguished afterwards.
18. WiFi usage: Paid WiFi is available for guests. Sharing of access codes, streaming illegal content, or excessive downloading that affects other users is prohibited. The service is provided on a fair-use basis.
19. Insurance: All caravans must be insured by the owner. Proof of insurance may be requested.
20. Liability: The site cannot be held responsible for loss, theft, injury, flooding, weather damage or damage caused by trees. Caravans and property are left at the owner’s risk.
21. Pitch numbers must be visible at all times.
22. Behaviour: Respectful behaviour is expected at all times. Aggressive, antisocial, or abusive conduct towards staff or other guests will not be tolerated.
23). Pitch Positioning – Main Field (Electric Pitches)
All vehicles, caravans, and motorhomes must be parked in line with their allocated pitch. Your unit must be positioned so that either the front or rear number plate is directly aligned over the pitch number marker slab.
For caravans, the jockey wheel must be positioned on or directly over the pitch number slab. Parking lengthways, diagonally, or across multiple pitches is not permitted under any circumstances.
This is essential for:
- fire safety spacing
- correct pitch allocation
- fairness to other guests
We reserve the right to require repositioning if this rule is not followed.
Pitch Positioning – Non-Electric Field
Guests on the non-electric field have more flexibility with how they position their units.
Groups may arrange themselves in a semi-circle or other suitable layout, provided that:
- all vehicles and equipment remain within a reasonable allocated area
- safe distances between units are maintained
- access routes and neighbouring pitches are not obstructed
Please be mindful of other guests and site safety when choosing your layout. We reserve the right to intervene if positioning causes safety concerns or impacts other pitches.
Visitors & Additional Vehicles
All overnight stays must be booked and paid for. Guests who have stayed overnight and checked out are not permitted to remain on site occupying pitch space unless they have a valid booking for that day.
Day visitors must:
- report to reception
- park in designated visitor areas
- not occupy or block pitches
- check out by 11am
Vehicles must not be moved onto or across other pitches after checkout. We reserve the right to charge for additional use of pitch space or require vehicles to be moved.
Payments:
Payments must be made by BACS transfer only (we no longer accept cheques).
Our seasonal pitch fee is £2,500 for the period 15th March - 15th October 2026. Payment plans for existing seasonal pitch holders are available upon request.
